Nashville’s Green Hills Area Condos: July 2009 Market Report!

The numbers are in!  In the month of July 2009, there were 16 closings in the Green Hills Condo real estate market!  Just south of downtown Nashville, Green Hills is a desirable place to reside, with easy access to interstates, loads of shopping, eateries and the infamous Hillsboro Pike, which is constantly packed with traffic! 

Within this 37215 zip district, there are many selections for condos, ranging in price from just over $100K to in the millions for a top-of-the-line pad!

But anyway… here’s the market report!

There ARE some strange things happening in this market report, though.  Note the 3rd closing down (it’s from Georgetown Condos).  It says that this condo has over 2300 square feet and sold for $133K – I looked on the tax record and it says that this condo has only 832 square feet.  So I’m not sure what’s up there… I can’t imagine that a 2300 square foot condo in Georgetown would sell for $133K!!!

Also, check out the last two closings above the AVERAGES line… What a deal these two people got in the Green Hills Bedford Commons Condos!!  And, on paper, they look like the EXACT SAME CONDO – same square footage, bedrooms/baths, etc.  And yet one went for $50K less than the other one????  I have a feeling that the difference lies in the details on this one – I believe that finishes on the interior were different to have such a difference in price  (did I use the word different enough?) 

So… what have we learned here? 

  1. You can’t always trust the stats – typos happen.
  2. You may be able to get a real deal over at Bedford Commons right now!  I noticed on their marketing that they are even doing owner financing!  Wanna go look?  Give me a shout!
