Nashville Statistics: Average Sales Price Versus Average List Price
If you are like me, then you want to know how best to spend your money all of the time. When it comes to one of the largest purchases (your home), then it’s time to run numbers and look at spreadsheets.
Richard Exton does a great job of running the numbers in Nashville. He recently put out a new spreadsheet on the Average Sales Price Versus the Average List Price in Nashville.
I think that this is a good tool for sellers who need to sell right now, but are worried about the pricing. With Green Hills and Belle Meade pricing being off by 35-47%, there is a HUGE disconnect in what the sellers are hoping to get and what they actually get. If you need to sell, be realistic. Look at these numbers and get LOTS of comparable home sales so you can know how best to price your house.
